A traditional, semi-detached cottage of character, located on a hillside with lovely views over the market town of Llandysul and surrounding countryside, just a 5 minute walk into the centre of town and about 15-20 mins drive to the coast at New Quay or Llangrannog. The cottage has one double bedroom, a bathroom with mixer tap shower, fitted kitchen/diner and an attractive beamed sitting room with a woodburner and rugs over tiled floor. Day bed, TV, hi-fi, microwave, night storage and convector heating; outhouse with w/machine, t/dryer & freezer. To the rear are steps up to a level lawned area with garden furniture and a wild garden above. Local walking, fishing, canoeing and leisure centre; woollen mills, coracle museum at Cenarth and an excellent location for exploring SW Wales.

Accessibility Information: S351 is a traditional white washed cottage with a red door and red side gate. A parking space for 1 car is adjacent to the property. The back door entrance is level from the parking space and down the side path which is approximately 1000cms wide. There are two low steps to enter via the front door into a small lobby area which has direct access to the stairs. The stairs are straight, un-railed and with a very short turn at the top. The lounge is spacious and uncluttered. None of the floors are slippery. The doors contrast with the colour of the walls downstairs. There are two upholstered high backed arm chairs. There is a reading light. The kitchen has a platformed dining area, with one small step up. The kettle is cordless and all utensils are within easy reach of the work surface. The bedroom is light and spacious. However, there is a narrow space each side of the bed. There is a storage heater on one side, the hazard this may cause is visually highlighted. The bathroom taps are easy to grip. The bath is traditional and raised off the ground. There is ample space for standing at the sink to wash. Out side there is a small backyard and a garden that is accessed by steps. These are possibly unsafe for small children or the infirm. There is a handrail. The garden has a level lawned area and a steep wild area.
